Why lighting matters

The upgrade you notice every day.

Of all the upgrades you can make to a home, lighting delivers the most dramatic impact for the money. A dark kitchen with one overhead fixture feels completely different with six recessed LEDs on a dimmer. Under-cabinet strips turn dated counters into a workspace. Landscape lighting makes the front of your house look like it belongs in a magazine.

Every lighting project starts with a design consultation. We walk your space, talk about how you use each room, and plan a layout that balances task, ambient, and accent lighting. Then we handle the electrical side: circuit mapping, ceiling cuts, wire runs, fixture install.

We install recessed cans, under-cabinet LED, landscape, smart dimmers, whole-room systems. Bathroom refresh or full-home overhaul — design + wire + dimmer compatibility verified end-to-end.

What we check

Four things we verify before the install.

Lighting looks simple until something flickers, buzzes, or doesn't dim. Four checks that prevent it.

  1. 01
Attic access above the room With attic access, we fish cleanly. Without it, wall + ceiling channels roughly double the labor.
    Primary pricing driver
  2. 02
Existing circuit capacity Overhead lights often share a circuit with outlets. Dedicated dimmer circuit sometimes required.
    Every room
  3. 03
Wet-location above showers + tubs Wet-rated IC fixtures required above showers and tubs. Standard cans aren't safe — we always use wet-rated.
    Every bathroom
  4. 04
Dimmer compatibility with fixture LED dimmers are picky. Wrong pairing = flicker, buzz, or no dim. We match fixture-dimmer spec every time.

Real lighting pricing

Recessed lights are our most common lighting job. Pricing is straightforward when there's attic access above the room. Without it, labor climbs because every fixture location needs a drywall cut-and-patch.

Pricing we see

Recessed lighting

Standard 8-ft ceilings, attic access above the room.

  • Per can installed
    $250
  • Typical room (4 cans + dimmer) Kitchen, living room, bedroom — most common scope
    ~$1,200
  • No attic access Channels in walls/ceiling or exterior conduit
    Significantly more

Patching and painting after drywall cuts are a separate trade — we cut what we need, you handle finish.

Other lighting work

Per-fixture and linear-foot pricing for common scopes.

  • Under-cabinet LED (per linear ft)
    $25–$45
  • Landscape light (per fixture)
    $200–$400
  • Dimmer switch install
    $150–$250
  • Smart lighting setup Lutron Caseta, smart switches + hub config
    $200–$500
  • Whole-room lighting design
    $500–$1,500

Premium fixtures (Lutron Caseta, high-end sconces, smart systems) add cost quickly — we'll walk you through options before the bid.

A typical room (4 cans + dimmer) runs around $1,200. For a 12×12 kitchen, expect 4–6 cans. Our recessed lighting guide has the full room-by-room breakdown.

A/

Yes — if there’s attic access above the room. Without attic access, the labor roughly doubles because we have to open channels in walls and ceilings.

A/

LEDs use 80% less energy, last 25,000+ hours, and produce less heat. We only install LED — there’s no reason to use anything else.

A/

Yes. We install landscape lighting, pathway lights, security floods, and deck/patio lighting. All outdoor circuits are GFCI-protected per code.

A/

Yes. Lutron Caseta, smart dimmers, and other smart controls. They work with Alexa, Google Home, and Apple HomeKit.
