Gold Coast, West End, Fernside — streets lined with preserved houses, many still running on electrical systems from the early 1900s. Behind the ornate trim and bay windows: knob-and-tube, fuse boxes, panels that predate AC.

Rewiring a Victorian is different from new construction. You can't rip out walls — the original plaster and crown molding are the whole point. We fish through existing cavities, minimize cosmetic damage, and place new panels where they make sense. Federal Pacific and Zinsco replacements always the upper end.

Alameda runs on its own utility — Alameda Municipal Power — not PG&E. Meter coordination, interconnection, and utility requirements are different. We've worked with AMP on dozens of projects and know their process. Permits through the City of Alameda Building Division — we handle every call.

Alameda has its own municipal utility (Alameda Municipal Power), which means meter coordination goes through AMP instead of PG&E. The permitting process is through the City of Alameda Building Division. We handle both.

It can. Some Alameda homes have subfloor or crawlspace moisture issues. We check grounding systems, GFCI protection, and panel placement during our assessment. If anything needs waterproofing attention, we'll flag it.

Real tiers based on distance from the service drop: within 10 ft = $5,000–$6,000; 10–30 ft or multiple pipes = $7,000–$8,000; beyond 30 ft (with utility approval) = $10,000–$12,000. Alameda Municipal Power coordination is handled on our end.
